Definitions & Scope of Work

The following clauses clarify the terms under which all surface assessments, coatings, and sealants are applied. Please read carefully before engaging our services.

1. Surface Condition & Preparation

All substrates are audited as-is. Cracks, spalling, or efflorescence present before coating are documented and must be rectified by the client unless a full structural audit (SI-100) is purchased. Our sealants do not fill structural gaps wider than 0.3 mm.

2. Anti-Graffiti Sealant Limitations

HD-700 resists aerosol paints and permanent markers for up to 10 cleaning cycles. Aggressive solvents (acetone, MEK) may degrade the sealant layer. Graffiti must be removed within 48 hours of application to prevent etching into the crystalline barrier.

3. Moisture Barrier Performance

MP-200 reduces capillary water absorption by ≥90% under standard test conditions (ASTM C67). Performance varies with substrate porosity, existing salt load, and hydrostatic pressure. We do not guarantee against rising damp in structures without a physical damp-proof course.

4. Structural Audit Scope

The SI-100 kit measures surface hardness (Schmidt hammer), crack width (0.05–2 mm), and chloride ion content. It does not replace a full geotechnical or rebar corrosion survey. Our reports are advisory and should be reviewed by a registered structural engineer before remedial work.

5. Environmental & Weather Conditions

Application of all coatings requires ambient temperature between 10°C and 35°C, relative humidity below 80%, and no rain for 6 hours post-application. Coastal wind speeds above 25 km/h may affect spray uniformity. Rescheduling due to weather is at no cost to the client.

6. Warranty & Liability

Our workmanship is warranted for 12 months from the date of completion. This covers delamination, blistering, or discolouration caused by improper application. Damage from structural movement, chemical abuse, or abrasive cleaning is excluded. Full terms are provided on the service agreement.

Surface Protection Capabilities

Technical services for concrete, brick, and industrial plaster facades exposed to coastal South African conditions.

Anti-Graffiti Sealant Application

High-density HD-700 sealant forms an impermeable crystalline layer on porous surfaces. Resists aerosol paints and markers while allowing substrate breathing. Tested against coastal salt spray and UV exposure, maintaining clarity up to 8 years. Single-coat application with low-pressure sprayer, curing within 4 hours.

Moisture Barrier & Damp Prevention

MP-200 deep-penetrating primer uses a silane-siloxane blend to line capillary pores in masonry. Reduces water absorption by over 90%, preventing salt crystallisation and freeze-thaw damage. Solvent-free and low-VOC. Field tests on Cape Town coastal buildings show a 70% drop in moisture-related spalling.

Structural Integrity Audits

SI-100 portable kit measures surface hardness, crack depth, and chloride ion content. Includes rebound hammer, crack microscope, and test strips. Enables field evaluation of concrete compressive strength and reinforcement corrosion risk without lab delays. Data logged via Bluetooth to mobile app for instant reporting.

Coastal Salt Degradation Assessment

Targeted inspection of facades within 5 km of the coastline. We measure chloride ingress depth, map efflorescence patterns, and assess wind-driven salt abrasion on brick and plaster. Reports include risk ratings and recommended protective coating schedules based on exposure zone.

Load-Bearing Capacity Checks

Non-destructive testing of concrete and masonry walls using rebound hammer and ultrasonic pulse velocity. We verify design strength against original specifications and identify zones weakened by corrosion or moisture cycles. Results are cross-referenced with structural drawings and local building codes.

Protective Coating Specification

We recommend coating systems matched to substrate type, exposure level, and aesthetic requirements. Options range from breathable mineral-based finishes for heritage facades to high-build elastomeric membranes for industrial plaster. Each specification includes application method, curing time, and maintenance intervals.

Our Process

From Audit to Protection in Four Steps

A structured workflow for assessing, sealing, and preserving exterior wall surfaces against coastal degradation and vandalism.

01

Surface Audit

Our team inspects concrete, brick, and plaster for cracks, salt content, and moisture levels using the SI-100 kit.

02

Substrate Preparation

Pressure washing and application of MP-200 moisture barrier primer to block rising damp and efflorescence.

03

Sealant Application

Single-coat spray of HD-700 anti-graffiti sealant, curing within 4 hours and tested against coastal UV and salt spray.

04

Integrity Report

We deliver a full audit log with rebound hammer readings, crack depth data, and maintenance recommendations.
